The Best Built Process
Building a new home in the Greater Green Bay Area is one of the biggest decisions you will ever make. At Best Built Inc. we have spent over 30 years making that process as clear, efficient, and stress-free as possible. What makes our process different is the team behind it: a builder, a licensed real estate broker, and a designer, all working together for you from day one to move-in day. Whether you are building, buying, selling, or investing, we have you covered under one roof.
We think you deserve to know exactly what the process looks like before you ever sign anything. Below is how a Best Built home goes from first conversation to the day you get your keys.
A NOTE ON TIMELINE
New construction takes time. There is no way around it, and we will not pretend otherwise. If you need to be in a home as soon as possible, new construction may not be the right path for you right now. But if you have the time to do it right, here is what to expect:
Plan drafting: approximately 2 months
Bidding the plan: approximately 4 weeks
Permitting: approximately 2 to 4 weeks
Construction: approximately 5 months
From the time you start drawing plans to the day you get your keys, you are typically looking at 8 to 10 months. We will provide a more specific timeline once we know your lot, plan, and start date. The number one thing that slows a build down is decision delays; buyers who come in prepared and ready to make selections on schedule keep their timelines on track.


Choose Your Path — What Type of Home Is Right for You?
Before the process begins, the first question is simple: what type of new construction home fits your timeline, budget, and vision? Best Built offers two distinct paths.
Turnkey Homes
Built in our active developments on lots we own in De Pere and the Greater Green Bay Area. Because we own the lots, turnkey buyers skip the construction loan entirely and go directly to a standard mortgage at closing. Buy early enough before framing begins, and you get to choose your interior and exterior selections within our bid allowances. The earlier you get in, the more you can personalize.
Custom Homes
Built on your lot, anywhere in the Greater Green Bay Area, designed from the ground up around your specific site, plan, and preferences. A custom home is built entirely to your specifications, your floor plan, your finishes, your vision, with our team guiding you every step of the way, where building is personal.
The New Construction Process — Step by Step
Once you know which path is right for you, here is exactly what the process looks like from the first conversation to keys in hand.
Step 1 — Start the Conversation
Most people reach out by phone or through our website, and from there we set up a first meeting at our office. That first visit is important, we sit down together and go through the entire building process: what to expect at each stage, what a realistic timeline looks like, how budgets are structured, and what questions you should be asking before committing to anything. There is no pressure and no commitment at this stage. Our in-house licensed real estate brokers Stacie Maus and Andrew Birder are your advocates from day one, guiding you through every decision alongside our construction team.
Step 2 — Lot or Site Selection
If you are building in one of our developments, we walk you through available lots and help you choose the right one for your plan, your orientation preferences, and how you want to live. If you are building on your own lot, we visit the site together to understand what the land will and will not support before we start drawing plans. Our licensed real estate brokers can also help you find a lot, sell your current home, or navigate the transaction side if needed.
Step 3 — Your Floor Plan
This is where Best Built is different from most builders. We have our own plans that serve as a strong starting point. But every home we build gets its own individual set of plans, our draftsperson draws your plan specifically for you, your lot, and your selections. Even if two buyers start from the same base plan, no two homes come out the same. You are not buying a cookie-cutter. You are getting a home designed for you.
Step 4 — Design Selections
Once your floor plan is set, you work with our on-staff designers Megan and Courtney to select your finishes, materials, and interior details, cabinetry, trim, flooring, fixtures, and colors. Every choice that makes your home feel like yours. Because Megan and Courtney work directly with our build team, your selections are communicated clearly, and nothing gets lost between a design studio and a job site. Budget carefully here; upgrade costs add up quickly. Prioritize structural upgrades over cosmetic ones since those are easier to change later.
Step 5 — Contract and Financing
With your plan finalized and selections made, we put it all in writing. Turnkey buyers work directly with our preferred lenders to secure standard mortgage financing at closing, no construction loan, no draw schedule, no added complexity. Custom lot buyers work with our preferred lenders on construction financing. We work regularly with Gina Evans at Fortifi Bank, Dana Vandenack at Nicolet Bank, and Tim Oliver at Associated Bank. All three know our process well and have financed many Best Built homes. You are not required to use our preferred lenders, but buyers who do tend to have a smoother experience.
Step 6 — Construction
Your home goes into the build schedule, and we get to work. Because Best Built employs its own framing, painting, and finishing crews, many of whom have been with us for over 30 years, we control the timeline and the quality in a way most builders cannot. We keep you informed throughout the process, and our team is available to answer questions as your home takes shape. Schedule independent inspections at the pre-drywall and pre-closing phases. We will never talk you out of getting one; we stand behind every home we build.
Step 7 — Final Walkthrough
Before closing, we walk through the finished home with you room by room. We review your selections against what was built and address anything that needs attention before you close. We want you to be completely confident in what you are about to own.
Step 8 — Closing and Keys
You close on your new home and get your keys. For turnkey buyers, this is a standard mortgage closing. For custom buyers, your construction loan converts to permanent financing at this stage. Either way, you now own a home that was built specifically for you.
Step 9 — Warranty
Every Best Built home comes with a one-year workmanship warranty from the date of approved occupancy, covering work performed per the National Association of Home Builders Residential Construction Performance Guidelines. Windows, roofing, appliances, garage doors, plumbing, electrical, and heating components are covered by their respective manufacturer warranties, which you receive at closing. If anything comes up in your first year, reach out to us directly, and we will take care of it.
